SAVING YOU TIME
On a day to day basis, we manage:

  • Correspondences and dispute management with: strata, neighbours, insurers, valuers, tradespeople
  • Insurance claims
  • Maintenance
  • Rent payment including: issuing receipts and reminders, tracking payments, follow up on late payments
  • Pay utilities and provide an end of financial year report
  • Review, sign, track and file property documents such as AGM notices
  • Attend strata meetings where required

Our year round process ensures your property is leased for the maximum amount of time, with minimum risk of damage. A proactive approach ensures we are considering whether the tenant we find for you is complying with your agreement. We also prepare for the lease expiration date well ahead of time, ensuring we understand whether your tenant will be re-signing the lease or if there is a requirement to secure a new tenant.

Our Process

AT THE START
We get your property leased, covering: advertising, open for inspection, application process, inspection reports (issues in property management stem from substandard inspection reports, often leading to losses if a tenancy or building dispute goes to tribunal)

AT TWO MONTHS
We check on your property, the building surrounds, tenant/s. We also ensure any planned repairs are complete.

AT EIGHT MONTHS
We inspect again and assess the tenancy, including: tenant/s property condition and rental amount. We then provide you with our recommendation on how to proceed with the tenancy, as part of a written report.

AT NINE-TEN MONTHS
We work with you and your existing tenant to renew the lease, or end the tenancy with sufficient time to secure a new tenant if required.

AT ELEVEN MONTHS
We arrange for a new lease to be signed with the existing tenant, or commence a marketing campaign to secure a new tenant.

AT TWELVE MONTHS
Our process starts again, ensuring your property is well maintained and cared for.
